1. Inspections Catch Common Issues
Inspectors are thorough, and they’re going to flag everything from leaky faucets to drafty windows. These little things are super common in most homes. The key is to focus on the big picture and remember that every home, even new ones, has some quirks.
2. Know Your Inspection Contingency
Your inspection contingency is there for a reason: to give you options! You can negotiate with the seller to repair, remediate, or replace items. We call it the “triple R.” Know what’s worth negotiating and where you’re willing to compromise.
3. Don’t Skip the Triple R
For each item, ask yourself: does this need repair, remediation, or replacement? This mindset keeps you focused and confident. Remember, not every item is a dealbreaker, but every item gives you a bit more leverage.
